Is there a builder team or can we bring in our own builder?

East Ridge Village is an exclusive neighborhood built by Blackrock Homes, a local builder with an esteemed reputation here in Boise Valley.

What sort of presale or customization options are available?

A trio of single level floor plans are available to choose from, on select homesites in the neighborhood. Inside the home, Blackrock offers four design canvases to choose from, each curated by the design team to highlight a distinct color palette. Blackrock’s primary focus has been to build Quick Move-In homes, so the majority of homesites are already at various stages of construction. If a homesite is in the early stages of construction, it’s possible that a buyer can choose the interior finishes (one of the four design canvases). Please don’t hesitate to ask a community representative for more details– we’ll do our best to accommodate.

What’s a Quick Move-In?

These are completed homes that are literally move-in ready.

Floor plans? There are three single level floor plans to choose from, ranging from over 1,800 s.f. to approximately 2,100 s.f. All have 3 bedrooms, 2.5 baths, 2-car garages (sometimes oversized). Currently, the starting price range is $539,900.

What’s included in the price? Fencing and landscaping is included in the home price. The homesites are all considered “small” (6,000 s.f. or less), with an average lot width of 50 feet. 

HOA dues? HOA dues are $82.50 per month. This covers maintenance on the park and common areas, the gate system, and irrigation water. The CCRs (CCRs) are designed to maintain the long-term value of this community and an HOA Manager is available to answer any questions that arise.

Is lawncare or snow removal provided through HOA? By design, East Ridge Village is keeping the monthly costs at a minimum. Homeowners have the freedom to perform their own lawncare and snow removal, or to coordinate with an appropriate service provider of their choice.

Are there any general guidelines for what needs HOA pre-approval? Any permanent modifications to the front of the home or front landscape needs to be be pre-approved by the HOA, please refer to the CCRs for more details.

 Pets: Two pets are the maximum allowed per household.

Real estate agent questions:

As a real estate agent, do I need to register my client? No, East Ridge Village is a MLS-friendly neighborhood, whereas potential buyers do not need to be registered in advance. However, as a courtesy, we appreciate knowing early in the process of any agency relationship as to include buyer agent’s in the communication loop.

Are the homes on MLS lockbox? Yes, all Quick Move-In homes that are nearing completion are on MLS lockbox and able to be shown by agents during normal daytime hours, without on-site agents present.

Are the gates open 24/7? No, currently the gates are only open during business hours and are extended slightly during the summer months. For showings during evening hours, please refer to the “Agent Remarks” of each listing in MLS for gate codes.
